Moving out of a rental property is a pain in the neck to say the least, there’s all sorts to consider from packing everything up to cleaning the walls bathrooms kitchen, and not to mention the carpets and pest control.

I’ll try and make this blog easy to understand so that anyone vacating a rental property whether it is a house or unit can get it right first time and get their bond back with little to no fuss.

Prepping for moving house?

Ok this is the bit that many tenants get wrong, what you need to do is get an order in which to do things, this way you won’t be working over the same thing time after time, as this just wastes time, not good when moving.

So you start with the packing up of all your personal belongings, you can get hold of boxes to pack your things into from shops if you ask, or you can get a moving company to drop off moving boxes at a cost, not sure how much they are, but there not that expensive.

So once you have the boxes ready to go, start with the packing, the best thing to do is pack the things you don’t use that much, as when you get into your new place it may be a few days or weeks and sometimes months before you unpack them again.

Pack you clothes into an easily portable suitcase, so that you’re not looking through boxes to find something to put on for work or a night out, also have some food and snack ready on hand, because moving home is a very tiring jobs and builds a big hunger, so be prepared.

As you are packing the boxes make sure they are marked with what is in them, this makes life a lot easier when you get to the other end and you start to unpack, I’ve been to customers new homes after a move, and their still unpacking and looking for things weeks later sometimes.

Packing a house up can be a big task, especially if you have a big home and have been there for many years, it’s amazing the amount of stuff we acquire over time without even realizing it, it’s also a good idea to get some family or friends to help if you can, (that’s a big ask good luck).

There are some removalist companies that will come in and pack for you as well as move all your things, this is obviously going to cost a lot more, but sometimes it’s worth doing.

All the packed boxes should be stored in the garage ready for the removalists to come and take away, or even if you are doing the actual move, it’s still easier and better to have the boxes in one room out of the way ready to go to the new place.

Prepping the house for cleaning?

Ok so all the boxes are full and the house should by this time be empty, and now the really hard part the cleaning, this is the part most tenants moving out of a rental dislike the most.

The cleaning can be done either by you or you can get a professional bond cleaning company to come in and do it for you, getting the bond cleaners is the most expensive way to do things but it can take away a lot of the headache from you.

The only part of the cleaning you can’t do yourself is the carpet cleaning and then also the pest control, both of these two things need to be done by a professional and licenced company, or you may lose your bond.

So the place to start when cleaning an empty house is at the top and work your way down, your best to start by taking any rubbish out of the house and then start with a good dusting.

There’s no point in dusting after you’ve vacuumed the floor for instance, you’re just making more work for yourself, all the fans windows and skirting boards will need a good dusting and wipe down.

Then get some sugar soap and clean down the walls using a cloth, at the same time wipe over the light switches, fan blades and window ledges, then start on cleaning the bathrooms and kitchen.

The bathrooms and kitchen are the two rooms that take the longest to do, but if you start in the dirtiest part and work from there it shouldn’t take too long at all.

Finish of with cleaning the windows, the best way is with a spray on window cleaner and some paper towels, it leaves windows streak free and it’s pretty easy once you get into it.

Once all of the above areas are cleaned a good vacuum of the carpets and any hard floor surfaces should be done, this will get the house ready for the carpet cleaners to come in and do their part.

So now it’s time for the carpet cleaning and the pest control to be carried out, it is important that the carpet cleaners are the last people inside the house, the next person to enter once this stage is finished is the property manager or landlord, I’ve said this in many of my blogs and it is very important, that no one walks on the carpets after they have been cleaned.

Choosing a carpet cleaner?

The best way to choose a carpet cleaner is have a look at the reviews they may have on google, or ask friends and family if they have anyone they would recommend to help out with the carpets and pest control.

A professional carpet cleaner will always start of by doing a pre-spray of the carpets first, this is the shampoo being applied to help remove the stains and dirt within the carpet fibres, once this is done a full deep steam clean using a portable or truck mounted carpet cleaning machine will be used to clean the carpets to a satisfactory standard to ensure you get your bond back.

Always and only use a carpet cleaning and pest control company that will give you a full guarantee on their work, this is very important because if there is anything that the property manager or agent complains about to do with the carpets and pest, you want to know the company you used will come back to sort it out.

Sometimes an agent can complain about the tiniest of things when a tenant vacates a property, so you have to make sure that you give them as little to pick up as possible, I have known an agent to call back a cleaner because there’s a foot print in the carpet, and ask for the room to be re-cleaned before they release the bond.

So hiring the help of a carpet cleaning company that has a good solid reputation is worth paying a little more for, because if you go with the cheapest carpet cleaning company you see first, you may end up having to pay for a second clean.

The property manager will not give a bond back until they are completely happy with the exit inspection, and if it doesn’t get fixed by you or the company you hired they will simply get it done again and take it out of your bond.
