An important facet of a tenancy agreement is to understand what is expected when it comes to cleaning and pest control. Tenants and rental owners alike need to be aware who is responsible for this and if there is a rental agent in place they will be able to advise you.

Moving in or moving out
When a tenant takes over a property at the beginning of their rental lease then a thorough cleaning and pest control should already have been carried out prior to the new tenant’s entry.
If the property was first owner occupied then it is the responsibility of the owner to pay for this service and the property manager in place to see that this is organised.
If the property was tenanted then the previous tenant is generally required to pay for the property to be cleaned, including a professional carpet clean, and for pest control to be carried out. This will be specified in the agreement if this is the case.
If the tenants have pets then it will be likely that extra pest control services for fleas, et cetera, are included in the rental agreement.
During the tenancy
Generally, the owner of the property pays for regular pest control services at the rental property; this is overseen by the rental agent.
However, it may be possible in some cases if a pest infestation is caused by negligence of the tenant, then the tenant may be liable. This will need to be discussed with the rental agent where the property is listed.
If during the tenancy the occupants wish to have their carpets cleaned professionally or have a need to have this done, then this is payable by the tenants. We highly recommend where carpet in rentals is concerned that you don’t attempt to take care of serious stains yourself in case of further damage.
